Kiwi Property’s new six-level office and medical development in Auckland is moving forward at pace, with the exterior complete and two thirds of the building’s 7200sqm space committed or under negotiation
The $63 million project is the second commercial development at Sylvia Park, following the launch of the award-winning ANZ Raranga. Located at the junction of the Southern Motorway and Mount Wellington Highway, the building caters to both office occupiers and the specialist requirements of medical practitioners.
A growing line-up of tenants is already in place including Tamaki Health, Horizon Radiology, Geneva Finance and co-working operator, IWG. The health providers will occupy the medical clinic on the ground floor with multi-functional office spaces across the remaining five levels.
Kane Goulden, Senior Leasing Manager at Kiwi Property says the company is seeing high demand for well designed, flexible working spaces outside of the central city.

A commitment to tenant-centric design has guided the building’s planning with the option for flexible tenant configurations and scope to create internal stairs between levels. This unique design is intended to create a modern, collaborative environment.
Continuing Kiwi Property’s focus on sustainability, 3 Te Kehu Way is targeting a 6 Green Star rating and a 5-star NABERSNZ certified rating for energy efficiency.
Kiwi Property’s portfolio includes 34 hectares at Sylvia Park. The development at 3 Te Kehu Way is part of the business’ 30-year masterplan for the precinct which outlines its ambition to transform Sylvia Park into a connected, sustainable town centre that brings together the best of retail, office and residential.
Progress towards this vision also includes the development of New Zealand’s first major Build-to-Rent (BTR) complex as well as a large-format retail centre which is to be developed adjacent to the land sold to IKEA late last year.
